Tanah Merah Is Getting a Second Line. What Changes Next Door

If you are looking at a site right next to Tanah Merah MRT, it is worth reading what is already planned for the station itself. Tanah Merah is set to become an East-West Line and Thomson-East Coast Line interchange by the mid-2030s, and Bedok Rise Residences sits 241 m from the gantry.

That change is easy to skim past in a press release. For a plot that fronts the station, it means two lines at the doorstep instead of one.

Here is what the station does today, what opens in the second half of 2026, what the July 2025 announcement actually said, and what a two-line station is worth to a home a few minutes’ walk away.

What the East-West Line gives you today

Bedok Rise Residences sits on the Bedok Rise Government Land Sales parcel in District 16, next to Tanah Merah MRT station on the East-West Line. URA describes it as the last residential plot beside the station, which is part of why the tender drew 10 bids and became the most contested Government Land Sales residential tender of 2025.

Today the line runs west from Tanah Merah to Bedok, Paya Lebar, City Hall, and Raffles Place with no change of train. The airport branch runs east to Expo and on to Changi Airport, about 4.4 km away and two stops along the branch.

Bedok MRT (EW5) and Bedok Mall are one stop west. Closer in, Sceneca Square puts shops and a supermarket at the station itself, 338 m from the parcel.

When we measure distances for a plot with no street address, we take a working centroid on the parcel and read straight-line figures from OneMap, which is where the 241 m comes from. The walk on the ground will be longer than the straight line, so the neighbouring condominiums at 110 m to 310 m from the gantry are the better guide to what the footpath feels like.

Two new stations open in the second half of 2026

Stage 5 of the Thomson-East Coast Line, or TEL, brings Bedok South (TE30) and Sungei Bedok (TE31) into service in the second half of 2026. Sungei Bedok is where the TEL meets the Downtown Line, so it carries the DT37 code as well.

Sungei Bedok is 1.18 km away. Bayshore (TE29), the next station along the coast, is 1.6 km off and already open.

That gives the area a second rail corridor without a trip into town to change lines. Until the interchange itself is built, Sungei Bedok is the nearest point where the East-West Line catchment meets both the TEL and the Downtown Line.

The July 2025 announcement, in plain terms

On 25 July 2025 the Land Transport Authority, or LTA, announced the Thomson-East Coast Line Extension, or TELe, running from Sungei Bedok to Changi Terminal 5 and on to Changi Airport.

The branch platforms move over with it. Under that plan the Changi Airport branch of the East-West Line, meaning the branch platforms at Tanah Merah, Expo, and Changi Airport, converts to the Thomson-East Coast Line.

That conversion is what makes the interchange.

Completion is placed in the mid-2030s, in tandem with Terminal 5, where ground was broken on 14 May 2025.

Agency dates move. Treat the mid-2030s as a planning horizon rather than a fixed promise.

The station has been getting ready. Preparatory works at Tanah Merah, covering new viaducts, an added platform, and an expanded concourse, have run since 2016 and were due to complete by end-2025.

What a two-line station means for a plot 241 m away

When we weigh a rail plan against a home purchase, we sort each item into one of three buckets, because a station that is open, a station with a dated opening, and a station on a planning horizon carry different weights in a decision.

Bayshore sits in the first bucket. Bedok South and Sungei Bedok sit in the second, with the second half of 2026 as the date.

The interchange sits in the third. Its horizon is the mid-2030s.

For a buyer at Bedok Rise Residences, the first two buckets arrive before the preview, which is expected in early 2027. By the time the showflat opens, the TEL will already run to Sungei Bedok, and the East-West Line will still be the line at the doorstep.

The interchange is a longer wait. What it changes is direction.

Today the airport branch is a two-stop spur to Expo and Changi Airport. Under the extension plan that spur becomes part of a line running on to Terminal 5 in one direction and through Bayshore along the east coast in the other.

A home fronting the station keeps the East-West Line for Paya Lebar, City Hall, and Raffles Place, and gains a second line on the same platforms, with no walk to a different station to reach it.

Here are the distances that matter for this reading, all straight-line from the working centroid.

PlaceDistance
Tanah Merah MRT (EW4)241 m
Sceneca Square338 m
Sungei Bedok MRT (TE31 / DT37)1.18 km
Bayshore MRT (TE29)1.6 km
Expo MRT (CG1)1.7 km
Bedok MRT (EW5) and Bedok Mall2.1 km
Changi Business Park2.5 km
Changi Airportabout 4.4 km

Expo is the row to watch. Under the extension plan it moves from the East-West Line’s airport branch to the TEL, so Changi Business Park and the airport stay on a direct train from Tanah Merah under either line.

Why the plot next door reads differently from a plot down the road

The Bedok Rise parcel is zoned fully residential, with no commercial component. Daily conveniences sit next door instead, at the retail podium beside the station.

That pairing matters more once the station serves two lines. A two-line station draws more foot traffic through the concourse, a retail podium at the gantry is where that traffic flows, and a fully residential plot 241 m away keeps it off its own grounds.

The catchment is growing at the same time. Bayshore, the roughly 60-hectare stretch beside East Coast Park, is planned as a car-lite estate of around 10,000 homes, a majority of them public housing, built out towards the mid-2030s.

The Bayshore Drive site adds up to 1,280 more. It is integrated with Bedok South MRT.

When we look at a catchment for a station, we count the homes on the way as well as the homes already there, because the total is what sets the case for train frequency and for the shops that follow.

For Bedok Rise Residences, that means an established District 16 address today, with new rail links and a growing residential catchment arriving through the decade.

Two questions buyers ask about the timing

Does the conversion disrupt East-West Line service at Tanah Merah in the meantime?

The mainline platforms keep running. Trains still head west to Bedok, Paya Lebar, City Hall, and Raffles Place throughout, because the conversion applies to the airport branch, and the preparatory works at the station were due to complete by end-2025.

Is a mid-2030s interchange a reason to buy in 2027?

The 99-year lease runs from the award on 2 December 2025, so it spans the whole horizon and then some, and the first TEL stations arrive before the preview.

Read the interchange as a later addition to a station that already works. The decision can rest on the line open today.

What to do while the preview is still ahead

Register at the Bedok Rise Residences Showflat page. The showflat location is shared with everyone who has registered, as soon as the developer announces the preview, which is expected in early 2027.

While you wait, walk the ground. Start at the Tanah Merah MRT gantry, time the walk to Sceneca Square, then look east along the branch viaducts, because that is the stretch that changes lines.
